MHADA (Maharashtra Housing and Area Development Authority) is a Special planning Authority that is responsible for the development and construction of affordable housing for people in the state of Maharashtra, India. The primary objective of MHADA is to provide affordable housing to people belonging to low and middle-income groups.

The Authority is constituted of a President, a Vice President and five non-official Members all appointed by the State Government.

MHADA offers a distinctive service to the community through the Mumbai Building Repairs and Reconstruction Board, which is the leading board that renovates and rebuilds the old and deteriorated cessed buildings in Mumbai's island city. The board also provides assistance in relocating the occupants of such buildings. The island city has approximately 16,000 cessed buildings that require attention.

MHADA (Maharashtra Housing and Area Development Authority) has undertaken several major developments over the years to provide affordable housing to people in Maharashtra. Some of the notable developments of MHADA are:

Construction of Housing Projects:

MHADA has constructed several housing projects across the state, including apartments, flats, and tenements, which are sold to eligible beneficiaries at significantly lower prices than the market rates. The organization has also developed special housing schemes for different income groups.

Slum Rehabilitation Scheme:

MHADA's Slum Rehabilitation Scheme aims to provide housing to people living in slums and dilapidated structures by rehabilitating them in new buildings constructed by MHADA. The scheme involves collaboration with private developers who undertake the construction of new buildings.

Redevelopment of Old Cessed Buildings:

MHADA has been involved in the redevelopment of old and dilapidated cessed buildings in Mumbai's island city. The organization works towards repairing and reconstructing such buildings and rehabilitating the occupants.

Rajiv Gandhi Housing Scheme:

MHADA has implemented the Rajiv Gandhi Housing Scheme, which provides financial assistance to people from economically weaker sections to construct houses. 

MHADA achieved completion of 11014 units consisting of 9654 tenements, 1360 other. The achievement includes 6939 units for EWS & 1978 units for LIG group and 567 units for MIG, 170 units for HIG, 1360 units for others. Thus, the percentage of EWS & LIG housing works out to 80.96% while the percentage of MIG, HIG and others is 19.04 %.

MHADA has prepared a Comprehensive Development Plan (CDP) for Mumbai Metropolitan Region (MMR) for the period 2016-2036, which provides a broad framework for the region's development.

Some of the key strategies proposed in the CDP for achieving these objectives include:

1. Development of affordable housing on government-owned land.

2. Promotion of redevelopment of old and dilapidated buildings in Mumbai.

3. Development of new townships and growth centers in the MMR.

4. Creation of green belts and open spaces to enhance the quality of life.

5. Improvement of public transport infrastructure, including the development of metro rail systems, suburban rail networks, and bus rapid transit systems.

6. Promotion of sustainable transportation modes such as cycling and walking.

7. Development of social infrastructure such as healthcare facilities, educational institutions, and community centers.

MHADA (Maharashtra Housing and Area Development Authority) has taken several initiatives to provide affordable housing and improve the living standards of people in Maharashtra. Some of the notable initiatives taken by MHADA are:

Online Services:

MHADA has introduced various online services to make the process of applying for housing schemes more accessible and convenient for people. Applicants can now register for the housing schemes and make payments online.

Affordable Rental Housing Complexes (ARHCs):

MHADA has also taken the initiative to construct Affordable Rental Housing Complexes (ARHCs) for migrant workers, urban poor, and students in different parts of Maharashtra. These complexes offer affordable rental housing options to people who cannot afford to buy or rent homes in the private sector.

Affordable Housing Schemes:

MHADA offers various affordable housing schemes that cater to different income groups. The organization provides apartments, flats, and tenements at significantly lower prices than the market rates.

PMAY 2.0:

MHADA has announced its participation in the Pradhan Mantri Awas Yojana (PMAY) 2.0 scheme, which aims to provide affordable housing to the urban poor. The scheme provides financial assistance to beneficiaries to purchase or construct homes in urban areas.

MHADA Lottery 2021:

MHADA has launched a new housing scheme for 2021, offering more than 5,000 flats in Mumbai, Pune, Nashik, and Aurangabad. The flats are available under various categories, including economically weaker sections (EWS), lower-income group (LIG), middle-income group (MIG), and higher-income group (HIG). The lottery provides an opportunity for people to purchase affordable homes in Maharashtra.

MHADA's area of coverage includes urban as well as rural areas of Maharashtra. The organization has undertaken various housing projects in cities like Mumbai, Pune, Nagpur, and other major urban centers, as well as in smaller towns and villages across the state.

MHADA has regional offices located in various cities of Maharashtra, including Mumbai, Pune, Nagpur, Nasik, Aurangabad, Kolhapur, and Konkan. These regional offices are responsible for the development and construction of housing projects in their respective regions.

MHADA (Maharashtra Housing and Area Development Authority) is not directly involved in the construction or operation of metro rail systems in the state. However, following are some of the metro routes that are being constructed or planned under Maha-Metro in Maharashtra:

1. Pune Metro: The Pune Metro project comprises two corridors - Line 1 and Line 2.

2. Nagpur Metro: The Nagpur Metro project comprises two corridors - Line 1 and Line 2.

3. Mumbai Metro: Several metro corridors are being planned and constructed in Mumbai under Maha-Metro.
