YEIDA Housing Plot Scheme 2025: The new scheme is expected to be launched after YEIDA notifies the scheme and completes the registration process with the Uttar Pradesh Real Estate Regulatory Authority (RERA).

The Yamuna Expressway Industrial Development Authority (YEIDA) is preparing to launch a new housing scheme in the next financial year after witnessing the growing demand for housing plots near the upcoming Jewar International Airport. The new scheme will likely offer housing plots in Sector 18, located off the Yamuna Expressway. 

This new scheme is expected to be launched after YEIDA notifies the scheme and completes the registration process with the Uttar Pradesh Real Estate Regulatory Authority (RERA). A senior YEIDA official confirmed the development, reported Hindustan Times.

Notably, the Yamuna Authority had launched a plot scheme in Sectors 18 and 20 back in 2009. However, many plots could not be developed due to court cases. With the disputes now resolved and possession of the land secured, the authority plans to launch the scheme on these previously unavailable plots.

YEIDA Housing Schemes In FY 2024-25

YEIDA launched two residential plot schemes in FY 2024-25. The first, in July, offered 363 plots and attracted over two lakh applications. The second scheme was launched in November which offered 451 plots and also received over a lakh applications. The upcoming scheme aims to meet the growing demand for residential plots in the region.

In addition to residential plots, YEIDA also launched a group housing plot scheme in November 2024, offering 20 plots across various sectors. Experts anticipate that once allotted, these plots will add 25,000 to 30,000 housing units to the region.

Jewar Real Estate Growth

Uttar Pradesh Chief Minister Yogi Adityanath announced in December 2024 that Prime Minister Narendra Modi would inaugurate the Noida International Airport in Jewar, which is expected to begin operations by April 2025. This development has sparked significant interest in the region’s real estate, with Jewar becoming one of the fastest-growing micro-markets in India. 

According to Colliers India, land prices in the area have surged by 40 per cent in the past five years and are projected to rise by another 50 per cent by 2030.

Infrastructure Development For Connectivity

To further enhance connectivity, YEIDA is working on connecting the Noida International Airport with NH-34, passing through Sikandrabad in Bulandshahr. Discussions with the National Highways Authority of India (NHAI) are underway and work on a detailed proposal has already begun. This move aims to improve accessibility to the rapidly developing Jewar area.
